Electrical Services

Our electrical shell & core package included LV switchgear, generators, lightning protection above ground, fire alarms and photovoltaics as well as rising bus bar, residential switchgear, power, mechanical power supplies, lighting control and specialist lighting.

A key logistical challenge for the Project Team was the installation of LED lighting boxes above the internal swimming pool which were installed after the pool was filled with water as well as the location of remote drivers associated with the light boxes due to the corrosive environment required for an indoor pool area. The final solution was to install them within a designated enclosure external to the pool area.

Gratte Brothers was also tasked with developing a prototype luminaire for the main entrance colonnade of one of the buildings based on an artist’s impression created by the architect. Gratte Brothers’ drawings were transformed into a prototype lighting fitting and after final sign off led to the manufacture of 10 light fittings which were installed on the ground floor colonnade of this prestigious development.

Security

Gratte Brothers Security Systems & Software was appointed to supply and install the security systems. This included CCTV, ANPR, access control and a custom built panic button system located within the spa. AV systems which integrated with the BMS and lighting were also installed to give a single panel for custom control of all features within the spa area. All of the security systems needed to be integrated within an already operational site (phases 1-3) and therefore required Gratte Brothers to work in conjunction with the client to ensure no system downtime was experienced. An interesting feature of this project is the external cameras which were installed within custom made enclosures, allowing only the lens of the camera to be visible and keeping the body hidden for a better aesthetic.

Design

This design development contract required Gratte Brothers to undertake the 3D BIM coordination to level 4 all the way until the final design freeze date, incorporating the Construction Operations Building Information Exchange (COBIE)’s specification and data format to create a project-wide asset register. The project’s design also required high levels of colour coordination and the use of bespoke finishes for many of the materials used on site. These materials were identified at an early stage by the Project Team allowing the Design Team to adapt their approach and ensure that the colours and finishes required on the project were incorporated at every stage.

The project targeted and achieved certification in CFSH (code for sustainable homes).
