A Blue Chip client proposed to reconfigure their premises to convert a 15,000sqft office space to be handed over to Data Hall use. Gratte Brothers was chosen as Principal Contractor for the Project.
Prior to a full strip out and reconfiguration to the 3rd Floor Office space, additional offices and meeting rooms were to be constructed on the floor above. In addition, the 4th level would support an Operations Bridge to monitor and control the environment in the Data Hall.
Gratte Brothers provided a complete M&E Services package including all lighting, power, fire alarms, gas suppression, ductwork, pipework, BMS etc, specialist CRAC units for the Data Halls and Builders Works including whitewall, insulation and raised flooring.
All works had to be completed whilst the building was occupied. This required a staged programme of works as areas were re-designated and occupants re-sited. The building, already operating as a Data Hall, required fastidious administration to arrange access to areas where connections needed to be made. Gratte Brothers had previously reconfigured another floor for this use, careful labour management ensured the same team was available for the following fit out to minimise inconvenience to the client.
Given the office building was changing from its intended purpose, there were logistical challenges to be overcome; Portal Doors required detailed access routes and for the new raised floor to be functional and adjustments had to be made to the lift shaft.
Working as Principal Contractor allowed Gratte Brothers to work closely with the client team which made for a collaborative approach to challenges faced and the build as a whole. The Data Hall was completed to budget and to programme.
