BMS upgrade to allow automatic control of key plant.

Flexible Design & Installation

The scope of works for this project was to design, install and commission an upgrade to the existing site’s building management system (BMS) from Trend IQ2 equipment, which communicates via Trend current loop networks to the latest Trend IQ4 and IQEco range of controllers including the installation of a CAT6 Ethernet backbone network for the IQ4s and MS/TP networks for the IQEco controllers.

Before any works commenced, we carried out a full validation of the existing BMS and issued a detailed report, which outlined various issues with the existing control strategy and failed field equipment. Following on from this, a full technical submittal and programme of works was produced and issued to our customer and their client for approval.

Our full installation was carried out during weekends, outside of normal working hours to minimise disruption to the building occupants. It was therefore critical that all plant was back up and fully operational for the following Monday of each week.

Software & Enhanced Management

This vital upgrade will allow the client to have automatic control over the building’s 220 airside fan coil units, chiller plant, air handling units, boiler plant and various extract fans. A new graphics developed in-house for this project and the addition of software will also offer the end user a multitude of enhancements.

A dashboard monitoring page created for each floor, for example, enables the engineers to easily change time schedules and quickly identify any areas that are too hot or cold. Various other enhancements were made to ensure a more energy efficient operation and a more comfortable working environment for the end user.

The new system is also accessible remotely on any device by users with login credentials and offers the facility to forward alarms via email.

The project was handed over on-time and on-budget to the client’s satisfaction. After carrying out a witnessing session with the client’s Consultant we issued soft and hard copies of our O&M manual and in-depth training was carried out on the new system with the Building Engineers
