When a blue chip client wanted to convert a 15,000 sq ft office space into a data hall, Gratte Brothers was chosen as Principal Contractor.
Before the third floor was stripped out and reconfigured, offices and meeting rooms were to be constructed on the floor above. This fourth level would also support an operations bridge to monitor the environment in the data hall.
Gratte Brothers provided a complete M&E Services package including all lighting, power, fire alarms, gas suppression, ductwork, pipework, and BMS etc., along with specialist CRAC units for the data halls, and builders works including whitewall, insulation and raised flooring.
All works had to be completed whilst the building was occupied. This required a staged programme of works to allow for areas to be re-designated and occupants re-sited. As Gratte Brothers had previously reconfigured another floor for the same use, the same team could be used for the following fit out to minimise inconvenience.
Changing the office building from its intended purpose brought logistical challenges; portal doors needed detailed access routes, the new raised floor had to be functional, and the lift shaft needed adjustments. However, working as Principal Contractor allowed Gratte Brothers to work closely with the client team, making for a collaborative approach to challenges faced and a project that was completed to budget and to programme.
