Commercial property development specialists Landsec acquired Nos. 10-50 Eastbourne Terrace, Central London for renovation. Part of the scheme was to deliver an additional 10million sqft of office space.
Sited directly across from Paddington Station, 20 Eastbourne Terrace was the largest property on the street at 16 storeys. This old 1950s office block was transformed into an award-winning, modern, glass-fronted building. On the strength of successfully delivering Nos. 10, 30 and 40 Eastbourne Terrace, Landsec appointed Gratte Brothers to deliver a complete Electrical Services pacakge including EMS, generators, UPS, fire alarm, metering, CCTV and access control.
Working with the frame of the original building called for attention to detail, with the use of exposed services to compensate for a challenging floor to ceiling height. To ensure the maximum efficiency in this area, Gratte Brothers collaborated with the mechanical team to produce an integrated air conditioning, lighting and smoke detector unit to ensure an uncluttered finish
Undertaking all LV distribution, co-operation was required with other providers to ensure space for services in the risers and installation teams in the restricted plant areas. The logistics of the project needed to be carefully controlled with the two plant areas in the basement and roof 18 floors apart. This challenge was exacerbated by the central stairwell being removed mid-build for replacement and an oversubscribed hoist.
A consistent team approach across Eastbourne Terrace, resulted in 20 Eastbourne Terrace being selected by Judges for the British Council for Offices as the National Winner for the Refurbished/Recycled Workspace 2017 category.
