Engineering & Construction Excellence

Gratte Brothers acted as Principal Contractor, delivering a complete CAT-B office fit-out, including full M&E infrastructure, civil, structural, and architectural works over a seven-month programme.

Scope of Works included:

  • Electrical: Lighting modifications, new underfloor and desk power, sub-main cabling, generators and LV switchgear installation, upgrades to fire alarms, PAVA, access control, CCTV, and BMS.
  • Mechanical: New VRF systems for comms and UPS rooms, ductwork and hot & cold-water modifications, leak detection systems, sprinklers, and gas suppression systems.
  • CSA Works: Installation of walls, floors, ceilings, doors, fire stopping, painting, decoration, and formation of new offices.

Roof Activity

Roof-level upgrades included installation of two new generators, new switchgear panels, and condenser units for the VRF system. This required the removal of existing structures and careful logistical planning to integrate the new equipment seamlessly.

Quick Delivery

The project transformed an open-plan office into a fully fitted workspace within an ambitious seven-month programme, demonstrating Gratte Brothers’ ability to deliver large-scale projects on time and to the highest standards.

Room Ready 1 Handover

A major milestone was the successful “Room Ready 1” handover of two Communication Rooms. These were cited by the client as the best examples of their kind in recent years, outperforming comparable handovers across Europe and the Middle East.

The works included installation of primary and secondary containment for data, alongside all mechanical and electrical services. Achieving this milestone on time highlighted the collaborative and professional delivery of the Gratte Brothers team.

Sustainable Credentials

Sustainability was embedded throughout the project, with a focus on energy efficiency and responsible waste management.

  • Fluorescent lighting was replaced with energy-efficient LED retrofits, retaining chilled beams to reduce waste.
  • New LED fittings were installed in all chilled beams, improving energy performance across the floor.
  • Any disused equipment was returned to the local council, ensuring materials were repurposed across community services and facilities.

These measures underline Gratte Brothers’ commitment to delivering greener office fit-out solutions without compromising on quality or performance.
