Park House

Park House is a landmark, high-specification mixed-use development located in Mayfair, comprising premium office, retail and residential space in the heart of London’s West End.

Gratte Brothers | Building Services & Maintenance was appointed to deliver a complex plantroom upgrade project to enhance the building’s domestic hot water resilience. The scheme involved the installation of a new packaged rooftop plantroom system, designed to provide reliable back-up capacity within a fully operational building environment.

Overview

The project comprised the installation, commissioning and full integration of a new packaged plantroom, housing two 500-litre electric calorifiers.

Works included the formation of new connections into the building’s cold and hot water systems, alongside the installation of associated mechanical, electrical, BMS and fire alarm systems.

Additional elements included:

  • Installation of new pipework, valves, trace heating and insulation
  • Delivery of new electrical infrastructure, including distribution boards and energy metering
  • Full BMS integration to provide monitoring, alarms and energy tracking
  • Installation of ventilation systems and extension of the fire alarm network

The completed system provides domestic hot water resilience capacity, supporting continued operation during system outages or maintenance.

Challenges Overcome

A key challenge of the project was delivering complex building services works within a live, high-end commercial environment, requiring careful planning and coordination to avoid disruption to occupiers.

All works were undertaken in a phased and controlled manner, with strict permit-to-work and LOTO procedures in place for all system isolations and connections. Shutdowns were carefully scheduled and coordinated with the building management team to minimise operational impact.

Additional logistical challenges included the delivery and on-site assembly of plant equipment within a constrained building environment, as well as the integration of new systems into existing live infrastructure.

Through detailed planning and close collaboration with stakeholders, the project was delivered safely, on programme, and without disruption to building operations.
